A knowledgeable realtor understands the local market trends, pricing strategies, and effective marketing techniques. Focus on finding a realtor who is very intelligent, great with people, has solid knowledge of homes, and is skilled at negotiations, marketing and sales. A highly competent realtor will guide you through every step, from listing to closing, ensuring you achieve the best possible outcome. For people who do not care about the sale price, finding a realtor who you get along with may be a decision you make; however, if your goal is to maximize sale price and a smooth process, then the last thing you want to do is select a realtor only because you like talking to them or have things in common; Although these are great traits, and important, they will generally not help you sell your home nearly as much as the traits I have mentioned.  It's important to have both.

2) Determine Your Goals

Touching on what I mentioned above, your first step is to have a very honest thinking and planning session with yourself. Clarify your primary objectives for selling your home. While most sellers aim to maximize profit and shorter time-to-close, some may have personal reasons such as relocating for a job or downsizing. Some may just want to have an enjoyable time talking with their realtor and may care nothing about sale value. Communicate these goals clearly with yourself before selecting or interviewing a realtor, to tailor your selling strategy accordingly. Understanding your motivations and needs will help in making informed decisions throughout the process.

3) Realize That What You Like, May Not Sell... Listen To Your Realtor

To achieve both a high sale price and a quick, smooth sale, listen to your realtor's advice and adopt an investment-minded approach. (Assuming that is your goal- if it is not, more power to you!) It is crucial to understand that just because you may not like something, doesn't mean that your pool of potential buyers will like it! For example, you may like the Washington Commanders, or the Dallas Cowboys; but would you sell your SUV with a Commanders or Cowboys bumper sticker right on the back? Everyone knows not to do this, but have you considered why this is? Because your goal is to sell a product that appears as fresh, clean, and new as possible.

Many people have trouble understanding that their home- which takes much deep, emotional importance to them- is still, ultimately, a product to the buyer. Buyers want to take mental ownership of your home- in order to do this, it must seem new. It can't seem like YOUR home- it must seem like THEIR potential new home... a clean, fresh slate!

IF your goal is to maximize sale value, and simultaneously make a quick time-to-sell, then you should focus on setting your personal feelings and memories of the home aside (which I know, is so hard to do!). Instead, go through the process of grieving and missing and saying goodbye to the home; Once you have done that, focus on prioritizing upgrades that offer a high return on investment- such as replacing old carpets, repainting, refinishing beaten-up wood floors, addressing any mold, replacing any leaking windows, replacing outlet covers, updating old/dated light fixtures, trimming shrubbery, upgrading hardware, small kitchen updates, regrout tile where needed, and/or fixing the lawn. Do a deep clean just before photographs, listing and showings. Avoid emotional decisions or overly expensive items, such as a full kitchen remodel or a full bath remodel (unless the rare instance where it is *truly* needed); and also avoid the tendency to be cheap and not do something that will create a solid positive ROI. If you knew a stock would go up in value, you would buy it, right? The same goes for home improvements that are a positive-ROI, prior to sale. Prioritize changes that logically enhance your home's market value on an ROI basis. Lastly, if your goal is maximizing profit from the sale, it is important to avoid the natural tendency to keep something that will turn off buyers, because you personally like it or picked it out. Each person is unique- your design may be awesome! But the key is to appeal to the masses in order to generate a bidding war, not to appeal to a niche few.

Things to generally avoid: Generally, bathroom remodeling and kitchen remodeling (we offer these services) are not positive-ROI. Generally, roofing is not cost-effective unless your roof is actively leaking or extremely old. Although they do increase the home value by a good amount, they tend to cost even more and only improve the appearance of one room in the home. Additions are almost never positive-ROI. Also, expensive updates on things that are not visible to your average buyer (electrical, plumbing, etc) are generally not positive-ROI, unless of course you know of an issue in which case you would be required to disclose it or fix it (in which case, fixing it is usually the best option).

4) Have Your Realtor Do a Walkthrough and Make a Checklist

This checklist typically includes decluttering and de-personalizing the home, making necessary repairs, staging, and other preparatory steps that ensure your home is in top condition for potential buyers.

E) Anything Else Your Licensed Real Estate Agent/Realtor Deems Important​​​

This goes back to finding a qualified, proven, reputable, intelligent, well-connected, motivated realtor that you can trust.  If you have found that realtor, you should listen to them. If you do not trust your realtor enough to listen to their advice on what home renovations to do, then you should keep searching for a more qualified realtor- and if you cannot ever find any realtor that you can trust, you should examine why this is and perhaps reflect. There are certainly bad experts in every field (bad doctors, bad lawyers, bad contractors, bad realtors)- but generally, trusting a trained expert will yield the best results, provided they are qualified, smart, honest, and reputable.

Once you have found that amazing realtor who has earned your trust- then it will be beneficial to listen to their professional guidance, as they will assist you in getting top-dollar for your home. If they think your home needs new carpet, or a cleared-out backyard, or new painting, or an updated light fixture, or a deep cleaning, or anything else- It is generally a good idea to listen to your realtor on these things. If in doubt, consult trusted friends, family and business partners to get a second and third opinion. But seek logic, truth, and clarity. 

6) Store Personal Belongings and Manage Pets

During showings, it's crucial to create a neutral and inviting space. Store personal belongings in a storage facility and arrange for pets to stay with family or friends. Also, a currently-lived-in home will not appeal to the vast majority of buyers who buy based on taking emotional ownership, only to the investors (who will tend to lowball you).

When offers come in, evaluate them thoroughly beyond just the price. Consider the buyer’s credit score, financial qualifications, and the seriousness of their agent and lender.
